Refrigeration and Air Conditioning Mechanic, Facilities Management

Position Overview

The Department of Facilities Management  is currently seeking 4 (four) Full-time Regular Refrigeration and Air Conditioning Mechanics.

Operations and Maintenance (O&M) department, as a part of Facilities Management, is responsible to ensure that building structures and systems for all University owned and leased properties are operated and maintained in a reliable, efficient and cost effective manner to ensure a safe and comfortable work environment in which campus users can carry out their activities. Campus is divided into 6 operating zones.

This position reports to the Facilities Maintenance Supervisor & Senior BMS Technician. Assigned work will be performed with minimal supervision.

The Refrigeration and Air Conditioning Mechanic is responsible to ensure the proper installation, maintenance, repair, and operation of all heating, ventilation and air-conditioning equipment and systems. This includes a continuous high volume of work with certain peak periods, imposing high physical and mental demands. Problems encountered are from moderate to high complexity due to a vast scope of equipment and systems to be maintained, as well as a wide range of system variety from antiquated, obsolete equipment, up to and including pneumatic and electrical automated BMS systems. The diverse workload involves operational deadlines, shifting priorities, and simultaneous organization, all of which can impact the performance of each facility or group of facilities.

This position is a part of the AUPE Collective Bargaining Unit. The normal shift is 7.5 hours per day, five days per week, usually Monday to Friday, however, transfer to other shifts, with notice, is a possibility. Overtime may be required, and the incumbent may be expected to participate in a rotating ‘on-call’ schedule. Callouts to the campus can be expected during emergencies.
 
This position requires work to be completed in the following conditions:

within confined spaces; scaffolds, ladders and aerial lifts of heights up to 10 meters; heavy lifting up to 25 kilograms; physical activities that requires considerable use of arms and legs and moving whole body, such as climbing, lifting, balancing, walking, stooping; handling of materials, year round indoor and outdoor responsibilities and controlled hazardous environments.

Position Description

Summary of Key Responsibilities (job functions include but are not limited to):

  • Plan, install, commission, maintain, troubleshoot, & repair HVAC systems including (but not limited to); air handling units, chillers, ventilation systems, heat pumps, hydronics, and other heating/cooling systems.
  • Plan, install, commission, maintain, troubleshoot, & repair HVAC control and BMS automation systems.
  • Perform electrical equipment testing, repairs and installations within trade specification.
  • Support activities with contractors to maintain and repair HVAC systems.
  • Work closely with the Senior BMS Technician to troubleshoot and optimize the performance of HVAC systems.
  • Work closely with other trades to repair heating and cooling system related issues.
  • Conduct daily site & mechanical inspections and ensures the building systems/equipment above meet scheduled maintenance PM’s.
  • Perform monthly mechanical room checks and keeps mechanical rooms clean and organized.
  • Update and maintains a logbook in accordance with the Power Engineers Regulation.
  • Assist with problem solving around existing building components design and re-design.
  • Understand theory and operation of all heating, ventilation and air conditioning systems.
  •  Monitor and adjusting campus wide BMS systems.
  • Repair, maintain, calibrate and adjust both pneumatic and electronic DDC control systems.
  • Participate in disaster planning and mock disaster exercises and attendance at department safety meetings.
  • Participate & complete all mandatory University Environmental Health & Safety training.
  • Analyze information and evaluating results to choose the best solution and solve problems.
  • Monitor and reviewing information from materials, events, or the environment, to detect or assess problems.
  • Develop specific goals and plans to prioritize, organize, and accomplish work.

Qualifications / Requirements: 

  • Journeyman Refrigeration and Air Conditioning Mechanic trade certificate is mandatory.
  • Experience with BMS automation systems (Siemens, Apogee, Honeywell and/or Johnson Controls) required.
  • 5 to 7 years of progressive experience working with pneumatic and electronic controls and unitary air handling units.
  • Consideration will be given to candidates who possess demonstrated experience operating facilities in an institutional setting.
  • Experienced field service technician adept at troubleshooting.
  • Must be thoroughly familiar with applicable building codes.
  • Able to assess and solve problems, or to request assistance to solve an issue before it escalates.
  • Verbally present ideas, problems and solutions clearly and concisely.
  • Willing to work in a variety of environments, including office settings, classrooms, research laboratories including areas that support animals, mechanical rooms, service tunnels etc.
  • Use logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions or approaches to problems.
  • Work with others in a team environment including mentoring and sharing knowledge with apprentices and co-workers.
  • Work independently with minimal supervision to complete tasks assigned in a timely manner.
  • Proven record of upgrading and updating applicable trade skills and staying current with industry trends.
  • Proven record of providing superior customer service including customer needs assessment, meeting quality standards for services, and evaluation of customer satisfaction.
  • Ability to listen to, and understand information & ideas presented and have ability to communicate information and ideas so others will understand.
  • Manage own time effectively.
  • Intermediate skills in Microsoft office suite including word, e-mail, mobile communication devices, such as iPhone, Smartphone, etc.
  • Hold a valid minimum Class 5 Alberta driver’s license with less than 7 demerit points.  Learner's, probationary, GDL graduated license, or motorcycle/moped only license will not be acceptable. A driver’s abstract will be requested.
